RE: David Coe Request for C-5 Zoning
of Property Located at the South-
west Corner of Grand Avenue and
Sixth Street (517 Grand Avenue)
and 716 Sixth Street.
Honorable Mayor and Members of City Council:
The Planning and Zoning Commission during its meeting of March 12, 1976,
considered a request for change of zoning from R-4 to C-5 for the above
named petitioner and locations, and took the following action:
The Planning and Zoning Commission recommends approval of C-5
zoning as requested by Coe for this area and that the permitted
uses be a florist/gift, novelties, and souvenirs shop on the lot
bounded by Sixth Street and Grand Avenue with all other uses being
impermissible; and the lot to the west be permitted only to be a
residential duplex and all other uses being impermissible.
The motion made by Cholvin, seconded by Thurston, was voted on as
follows: AYES: Cholvin, Thurston, Nichol, Shaughnessy. NAYS:
None. ABSENT: Shank, Riis, Lex.
In conjunction with this recommendation, and as required by ordinance,
a list of impermissible uses as relates to the Coe property is being
provided. Those uses denoted with an asterisk are recommended per-
mitted uses while those remaining unmarked are impermissible.
While the Planning and Zoning Commission did take action to recommend
rezoning to C-5 of the abovementioned property, it did not take action

on the presented proposed improvement plans. The petitioner indicated
a desire to the Commission that the "planning requirements" portion of
the C-5 Ordinance be presented at a later time.
