Howard Clemens , Honorable Mayor and Council Members: Delaware-N. Dakota. At its regular meeting on April 14, 1972, the Ames City Plan Commission reviewed the J . Howard Clemens request for rezoning property located between Delaware and North Dakota Avenues, south of the centerline of Phoenix Street extended, north of the city property, from "R-1 ," Single Family Dwelling District, to "R-2," Two Family Dwelling District. The requested area is oriented to Delaware Avenue in that with its devel - opment access would be prohibited onto North Dakota Avenue and frontage would be on Delaware. Thus, the property is much more related to adjacent proper- ties to the north, south, and west than to the area across North Dakota Avenue. It appears that with this reasoning a common district line should be established to the south of this property than to the north. The line separating "R-1 " and "R-2" would be consistent running with the north line of the lots north of Dover Drive extended to North Dakota Avenue.
