RE: Rezoning Request J . Howard Clemens ,
Honorable Mayor and Council Members: Delaware-N. Dakota.
At its regular meeting on April 14, 1972, the Ames City Plan Commission
reviewed the J . Howard Clemens request for rezoning property located
between Delaware and North Dakota Avenues, south of the centerline of
Phoenix Street extended, north of the city property, from "R-1 ," Single
Family Dwelling District, to "R-2," Two Family Dwelling District.
The requested area is oriented to Delaware Avenue in that with its devel -
opment access would be prohibited onto North Dakota Avenue and frontage would
be on Delaware. Thus, the property is much more related to adjacent proper-
ties to the north, south, and west than to the area across North Dakota
Avenue. It appears that with this reasoning a common district line should
be established to the south of this property than to the north. The line
separating "R-1 " and "R-2" would be consistent running with the north line
of the lots north of Dover Drive extended to North Dakota Avenue.
It is the recommendation of the Plan Commission that the request be approved.
