HomeMy WebLinkAboutA001 - Staff report STAFF REPORT AMES CITY PLAN COMMISSION NOVEMBER 10, 1971 REZONING REQUEST: From "A-l " to "R-l" and "R-2. " LOCATION: Orchard Village II , north of C. & N.W. Railroad tracks, south of Atomic Energy Commission. LEGAL DESCRIPTION: (See attached. ) BY: Erben A. Hunziker and Donald M. Furman. HISTORY: The tract was requested for rezoning to "R-3" in October, 1969. The request was heard at public hearing and due to objections, dropped at that time. COMPREHENSIVE The Comprehensive Plan designates the area as medium PLAN REFERENCE: density ("R-3" ) residential development. REPORT: The request for rezoning is as shown on the proposed plat of the area. This reference is due to the fact that the tract cannot be platted unless proper zoning is obtained. The rezoning, then , is in relation to the outlined streets and lot lines. Upon rezoning approval , the developer would be directed to proceed with platting. The 1969 rezoning application for "R-3" was met with considerable opposition from area residents and the A.L.C. At that time, the A.E.C. recorronended that if the land is developed it should be at a much lower density. This application would meet this requirement. It is the staff recommendation that the request as presented on the proposed plat be approved and so recommended to City Council , and upon approval the developer be directed to proceed with platting. It should be kept in mind that with request approval and upon updating the City 's Comprehensive Plan, this area should be changed to reflect low-density instead of high-density as presently designated. t ORCHARD VILLAGE SUBDIVISION R-1 A part of Sections 32 and 33 , Twp. 84 N, R 24 W of the 5th P.M. , in the City of Ames , Story County, Iowa described as follows : "Commencing at the SE corner of said Sec. 32; thence West , along the south line of Sec. 32, 947.5 feet ; thence N 0021' 1011 E, 504 .32 feet ; thence S 85005 ' 1011 E, . along the northerly line of the C & NW RR, 597.75 feet to the point of beginning; thence continuing S 85005 ' 10" E, 352.18 feet , to a point on the east line of Sec. 32; thence continuing S 85005 ' 10" E, 694 .82 feet ; thence N 00171101t E, 283.51; thence N 89042' 5011 W, 33.0 feet ; thence N 0017' 10" E, 680.83 feet ; thence N 89037'50" W, 660.51 feet to a point on the east line of Sec. 32; thence continuing S 89037150" E, 944 .84 feet ; thence S 0021110" W, 446.21 feet ; thence S 890 35 ' E, 272.2 feet ; thence S 50025130" E, 480 feet ; thence S 20030 ' W, 140 feet ; to the point of beginning." R-2 A part of the SE 1/4 of Sec. 32, Twp. 84 N, R 24 W of the 5th P.M. , in the City of Ames , Story County, Iowa described as follows : "Commencing at the SE corner of Sec. 32; thence West 947.5 feet.; thence N 0021110" E, 504 .32 feet to the point of beginning; thence continuing N 002111011 E, 387.7 feet ; thence S 89035' E, 272.2 feet ; thence S 50025 ' 30" E, 480 feet ; thence S 20030' W, 140 feet to the northerly right—of—way line of the C & NW railway; thence N 85005 ' 10't W, along said R.O.W. line 597.75 feet to the point of beginning. Tract contains 4 .74 acres .
