TO WHOM IT MAY CONCERN:
YOU ARE HEREBY NOTIFIED that the City Council of the City of
Ames, Iowa, proposes that Chapter 42 on Zoning of the Municipal Code of
the City of Ames, Iowa, be amended by adding thereto the following Section:
42-15(A) Community Unit Plans. The owner of any
tract of land comprising an area of not less than 4 acres may
submit to the City Council a plan for the use and development
of all of the tract of land for residential and accessory
purposes. Such plan shall be referred to the City Plan
Commission for study and report and for public hearing.
If the commission approves the plan, the same should
then be submitted to the council for consideration and action.
The approval and recommencations of the commission shall
be accompanied by a report stating the reasons for approval
of the plans and specific evidence and facts showing that the
proposed community unit plan meets the following conditions:
(a) That property adjacent to the area included
in the plan will not be adversely affected, and to
this end the commission may provide, in the
absence of an appropriate physical barrier, that
uses of least intensity or a buffer of open space
or screening be arranged along the borders of
the project.
(b) That the plan is consistent with the interest
and purposes of the zoning ordinance to promote
public health, safety, morals, and general welfare.
(c) That the buildings shall be used only for single-
family dwellings, two-family dwellings, and multi-
family dwellings, and the usual accessory buildings
and uses such as garages, storage space or community
activities, including churches.
(d) That the average lot area per family, exclusive
of the area occupied by the streets, shall not be less
than the lot area per family required in the district
in which the property is located.
(e) That sufficient area is reserved for play and
recreational facilities.
If the Council approves the plan, building permits and
certificates of occupancy may be issued, although the use
of the land and the location of the buildings to be erected on
the land, and the yards and open spaces contemplated by the
plan, do not conform in all respects to the district regu-
lations of the district in which it is located. In event of any
variation in the plan as approved by the council, the zoning
enforcement officer shall deny the permit, and the applicant
for such permit may revise or amend his plan and re-submit
the same to the council for approval as an original plan.
YOU ARE FURTHER NOTIFIED that the proposed ordinance incor-

porating such change is now on file in the office of the City Clerk, Ames,
Iowa, and a hearing on the adoption of the ordinance will be held before the
City Council in the council chambers of the City Hall at 8:00 o'clock P. M.
on the 24th day of November, 1964. Any interested parties are invited to
appear for or against this proposed ordinance.
