RESOLUTION NO. 24-430
RESOLUTION APPROVING THE SALE AND CONVEYANCE, BY QUIT
CLAIM DEED TO 302 SONDROL, LLC. OF SUCH RIGHT, TITLE, AND
INTEREST AS THE PARTIES SHALL HAVE IN CERTAIN LAND
CONSTITUTING RIGHT-OF-WAY ADJACENT TO 302 AND 212 SONDROL
AVENUE IN THE CITY OF AMES,IOWA
BE IT RESOLVED by the City Council for the City of Ames, Iowa:
That it is hereby approved that the right,title, and interest of the City of Ames,Iowa, in certain
land locally known as 10' strip of public right-of-way adjacent to 302 and 212 Sondrol Avenue, said
land being more specifically described as:
Being a part of Sondrol Avenue, of Second Addition to Sondrol's Subdivision and Sondrol's Third
Addition, City of Ames, Story County,Iowa,more particularly described as follows: BEGINNING at the
Northwest Corner of Lot 1,said Sondrol's Third Addition; thence S88°47'39"W on the Westerly extension of
the North line of said Lot 1,a distance of 10.00 feet; thence SO1°59'01"E, a distance of 151.84 feet to the
South line of said Sondrol's Third Addition; thence S02°14'23"E,a distance of 36.44 feet;thence
Southeasterly 116.39 feet on a 76.85 foot radius curve concave Northeasterly with a long chord bearing
S45°18'49"E, 105.58 feet;thence S88°50'57"E, a distance of 88.67 feet to the Southerly extension of the East
line of Lot 3, said Second Addition to Sondrol's Subdivision; thence NO 1°06'48"W on said Southerly
extension, a distance of 10.00 feet to the Southeast Corner of said Lot 3 (the following 3 courses are common
to said Lot 3);thence N88°50'57"W, a distance of 88.24 feet;thence Northwesterly 101.25 feet on a 66.85
foot radius curve concave Northeasterly with a long chord bearing N45°18'49"W, 91.84 feet;thence
NO2°14'23"W,a distance of 36.30 feet to the Southwest Corner of said Lot 1; thence NO1°59'01"W on the
West line of said Lot 1, a distance of 151.85 feet to the POINT OF BEGINNING, containing 3,855 square
feet and being subservient to any and all prior easements,be they of record or not.
has been previously vacated by the City of Ames as set forth in Resolution 24-429, and now shall be
sold and conveyed to 302 Sondrol, LLC in consideration of payment to the City of Ames in the sum
of$10,177.20.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF AMES,IOWA, THAT:
1. Pursuant to Iowa Code Section 364.7, notice regarding the proposed sale of real
property, which included the date set for the public hearing, was published on July 16, 2024.
2. The public hearing regarding the disposition of the property was held on July 23,2024,
pursuant to said notice, and the City Council approved said conveyance.
BE IT FURTHER RESOLVED that the Mayor is hereby authorized and directed to execute
a Quit Claim Deed with respect to the above described land for and on behalf of the City of Ames,
Iowa, and the City Clerk shall attest there.
