Dear Mr. Braland:
My firm, JCG Land Services, Inc., has been retained by the City of Ames, Iowa to help you with
the acquisition of necessary land for the SW Greenbelt Trail from Beedle Dr. to Intermodal Facility
project. As you may know, part of your property will be required for this project.
Project description —SW Greenbelt Trail from Beedle Dr. to Intermodal Facility
Permanent Easement — Allows the City perpetual rights to place and maintain the sidewalk on
your property. The attached permanent easement plat depicts the area of the permanent
easement.
Temporary Easement—Allows the City's contractor to temporarily use the portion of your property
as described on the attached easement document for such things as storing materials and
equipment and providing access during the period of construction.
As required by the Code of Iowa, we are enclosing a compensation estimate concerning your
property. We believe this represents the fair market value of the area to be acquired.
As owner of the real estate needed for the above referenced project, you are entitled to Just
Compensation. However, if you so desire, you have the right to donate the right of way needed
for the improvement. This will be discussed by our representative at the time of your meeting.
We sincerely hope that the enclosed compensation estimate will provide you with the necessary
information for our future discussions. However, should you have any questions or comments

1 mailed an offer packet containing an Offer to Purchase, Permanent sidewalk easement, temporary easement,
and a compensation estimate to Mr. Braland.
10/23/2019
1 stopped at Mr. Braland's house and left my card with a note asking him to call me. I called the three numbers I
had for him, one was incorrect and the other two were busy.
10/25/2019
1 stopped by Mr. Braland's house. He was not home, so I waited for him across the street from 5 p.m. to 6 p.m. He
did not come home.

Mr. Braland called me, and we set an appointment for 11/01/2019 at 8:30 a.m. at his house.
11/01/2019
1 met with Mr. Braland at his house and we discussed the project in detail. We looked at the easement area and
measured the 15-foot distance from the curb. He asked about access across the trail if he were to build a garage
out back. I told him that the city will probably push back on that due to safety concerns. We agreed to touch base
next Wednesday, November 61h.

I called Mr. Braland and left a message requesting him to call me back.
11/14/2019
Mr. Braland called me back and we set an appointment for 11/15/2019 at 8:30 a.m.
11/15/2019
1 met with Mr. Braland at his home and we again discussed the project in detail. He asked a number of questions,
which I answered. I told him he could call me anytime if he had more questions. Mr. Braland signed all necessary
documents.
