consideration,does hereby grant unto the CITY OF AMES,IOWA,and its successors and assigns,
electric easements upon, underground., over or across the following-described real estate:
A strip 10.00 feet in width across Parcel-P(as that term is defined herein),said strip
being situated 5.00 feet on each side of the following centerline:Commencing at the
Northwest Corner of said Parcel-P;thence S00°13'19"E, 181,52 feet along the West
line of said Parcel-P;thence N89°46'41"E, 10.00 feet to the East line of an existing
electric easement and the point of beginning; thence N275931"E,23.80 feet;thence

and assigns, sanitary sewer easements upon, underground, over or across the following-described
real estate:
A strip 10.00 feet in width across Parcel-P, said strip being situated 5.00 feet on
each side of the following centerline: Commencing at the Northeast Comer of said
Parcel-P;thence S00°20'56"E,219.85 feet along the East line thereof to the point of
beginning;thence S89°46'12"W, 379.62 feet, and there terminating
("Easement Area-2")(as shown on the Exhibit)all of the foregoing in PARCEL-P.
That the undersigned further grants unto the CITY OF AMES,IOWA,and its successors
and assigns,gas easements upon,underground, over or across the following-described real estate:
A strip 10.00 feet in width across Parcel-P, said strip being situated 5.00 feet on
each side of the following centerline: Commencing at the Northeast Corner of said
Parcel-P;thence S00°20'56"E,225.85 feet along the East line thereof to the point of
beginning; thence S89°46'12"W, 277.05 feet, and there terminating
("Easement Area-3") (as shown on the Exhibit) all of the foregoing in PARCEL-P.
That the undersigned further grants unto the CITY OF AMES,IOWA,and their successors
and assigns,water main easements upon,underground,over or across the following-described real
estate:
A strip 10.00 feet in width across Parcel-P, said strip being situated 5.00 feet on
each side of the following centerline:Commencing at the Southeast Corner of said
Parcel-P;thence N00°20'56"W, 185.24 feet along the East line thereof to the point
of beginning; thence S89°46'12"W,212.79 feet, and there terminating;
A strip 10.00 feet in width across Parcel-P, said strip being situated 5.00 feet on
each side of the following centerline: Commencing at the Northeast Comer of said
Parcel-P;thence S00°20'56"E,204.85 feet along the East line thereof to the point of
beginning; thence S89°46'12"W, 341.20 feet to a point labelled `B'; thence

A strip 10.00 feet in width across Parcel-P, said strip being situated 5.00 feet on
each side of the following centerline: Beginning at a point labelled 'B'; thence

(collectively, "Easement Area-4") (as shown on the Exhibit) all of the foregoing in PARCEL-P.
That the undersigned further grants unto the CITY OF AMES,IOWA,and their successors
and assigns,shared use path easements upon,underground,over or across the following-described
real estate:
The North 8' of Parcel-P (excluding any part of Lot Four(4), Garden Subdivision
lying adjacent thereof); AND,
Beginning at the Southwest Corner of Parcel-P; thence N00°15'32"W, 16.00 feet
along the West line thereof; thence S88°47'21"E, 319.83 feet to a confer of said
Parcel-P;thence following the southerly line thereof S00°20'56"E,13.62 feet;thence
N89°12'56"W, 319.80 feet to the point of beginning
(collectively, "Easement Area-5") (Easement Area-1, Easement Area-2, Easement Area-3,
Easement Area-4, and Easement Area- 5 are hereinafter collectively referred to herein as the
"Easement Areas") (as shown on the Exhibit) all of the foregoing in PARCEL-P.
All the above easements are granted according to the following terns and conditions:
1. The owner or owners of Parcel-P shall not:(a)erect any structures over or within the
Easement Areas without obtaining the prior written approval of the City Engineer of the City of
Ames,Iowa;or(b)erect or cause to be placed on the Easement Areas any structure,material,device,
thing,or matter which impedes or obstructs free access across the Easement Areas.
2, The City of Ames, Iowa, and its successors, assigns, and licensees, shall install,
construct, reconstruct, maintain, and use its public utility and water infrastructure in a safe and
prudent manner,and shall restore the Easement Areas in a good and workmanlike manner,including,
but not limited to restoration of lawns by sodding or seeding.

3. the foregoing rights are granted upon the express condition that the users of the
granted rights will assume liability for all damage to the real estate described herein and any adjacent
real estate caused by the failure to use due care in the exercise of the granted rights.
