It is further understood that the foregoing lease will be renewable at the same rate in 5 year increments payable in advance except that after the first renewal the owner may by written notice one year in advance of renewal date cancel said lease. The City may cancel by -- written notice or by unwritten notice constituting removal of their equipment on said lease area for a term exceeding one year. The owner may assume all rent paid in advance as _total damages for cancellation.
