Cs 2-4785 City of Ames City Hall Ames, Iowa Gentlemen : We have examined the abstract of title to premises described as : Commencing at a point 142.0 feet West and 35.0 feet South of the Southeast corner of the Northeast Quarter of Section 34, Town- ship d4 North, Range 24 `Test of the 5th P.M. Iowa; thence West 58.0 feet; thence South 65.0 feet; thence East 5d.0 feet; thence North parallel to the West right-of-way line of U.S. Highway No. 69, 65.0 feet to the point of beginning, Ames, Story County, Iowa, from the date of the original entry thereof down to and in- cluding the 30th day of January, 1957, as last certified by the Story County Abstract Company. We find the title to be in ERBEN A. HUNZIKER and DONALD M. FURMAN, as tenants in common, subject however to the following comments and objections : 1. Regular taxes are paid up to and including the year 1955, due in 1956. There are no unpaid special assess- ments shown on the Treasurer' s 1955 tax list. 2. Zoning ordinances of the City of Ames place the property under examination in District "A" residential. 3 . This is the property which the City purchased for an electrical sub-station and is located just South of First Addition, Melrose Park Subdivision to Ames, Iowa. You should take notice of the possible rights of any person in possession of the said real estate, also as to whether there are any recent improvements which may be the bases of special assessments or mechanics , liens, although not yet of record.
